Accident Surveys: A detailed survey of an accident site. Typically used by insurance companies and legal professionals. ALTA/ACSM Land Title Surveys: American Land Title Association is a national trade association representing the interests of title insurance and title abstract companies. American Congress on Surveying and Mapping is a former professional association representing the interests of professionals who perform measurements related to spatial data. An ALTA/ACSM survey meets the requirements set forth jointly by these two organizations. Boundary Surveys: This survey is to establish the boundary of a parcel of land. It may or may not show the improvements on the property. Construction Surveys: Any survey related to construction. These include stakeout of buildings, roads, utilities, storm and sanitary sewers, slope staking, grading and as-built surveys of these improvements to determine that they were constructed as designed. Court Exhibits: An exhibit drawn for the purpose of being presented in a court of law. Deformation Monitoring: Systematic measuring and tracking of the changes in shape or location of improvements or a parcel of land. Deformation can occur for a number of reasons including applied stress, changes in bedrock, changes in material properties, an increase or decrease in mass, and outside influences such as hydrologic processes. Deformation Surveys: A survey made to determine if changes in shape or location of improvements or a parcel of land have occurred. Elevation Certificates: A tool utilized by the Federal Emergency Management Agency to determine the elevation of a building. Final Plats: Also known as a final subdivision plat or map or a record plat or map is the culmination of the approval process for changes to boundary lines where a controlling agency is involved. These are recorded in the probate office of each county or parish. Flood Determination: A determination of the existence or non-existence of special flood hazard areas based on the current Federal Emergency Management Agency’s (FEMA) Flood Insurance Rate Maps (FIRM). Foundation Surveys: A survey showing the as-built location of a foundation after it has been poured and cured. Location Surveys: Shows the location of features determined by a client’s needs as well as the boundary of a parcel of land. Percolation Tests: Not a survey but it has to be performed by a surveyor in many states. This is a test of the permeability of the soil on a parcel of land to determine suitability for an on-site sewage disposal system. Plot Plans: A pre-construction drawing showing the location of proposed improvements such as buildings, walks and drives. Preliminary Plats: Also known as a preliminary subdivision plat or map or a preliminary record plat or map is a survey to be presented to a governing body for approval prior to making changes to boundary lines. The requirements vary by controlling agency but these typically show vertical relief, all improvements, utilities, streets and proposed changes to boundary lines as well as the purpose for those changes, the owners contact information and all adjacent owners and their contact information. Site Planning/Feasibility Studies: An evaluation of the potential of a proposed project. Title Surveys: Also known as a mortgage survey or a certificate survey. Typically used to obtain a mortgage and required by the lender. This survey shows the boundary and all improvements on the property as well as any encroachments. Topographic Surveys: A survey that shows the vertical relief as well as any and all improvements on a parcel of land. These are typically performed as the basis for civil engineering design purposes. Volumetric Surveys: A survey to determine the volume of material. This would typically be the measurement of a pit to determine an amount that has been removed or the measurement of a pile to determine the amount present. Wetland Location Surveys: A survey showing the outline of a wetland area. These are usually for Clean Water Act section 404 permitting.
